Avalon resort for sale

I've got an excuse to post something in "Factory Farmed Naturism"! Avalon is in West Virginia and it's one of the best-known resorts in the (loosely defined) Northeast. They've historically had an annual music festival called Avalonfest which attracts a lot of guests. Now the consortium of naturists who own it has decided to sell, with hopeful talk about "encouraging a new owner to maintain the clothing-optional status" but no guarantees. Didn't know such a nice place existed there! I hope that it all works out. Looks like they did the condo thing. With such an investment, it would be grievous to one day find that you have bought into a textile place. I wonder if that is what Mira Vista, here in Tucson, will do some day.

Here's a link to a specialized real-estate catalog, where they offer resorts for sale. Avalon's listed there at a cool $1,950,000, with the note "Sale of property to be subject to a covenant for clothing optional use".

I remember on the other forum, here and on others discussions about whether the traditional CO resort is going the way of the dodo. I wonder is that is behind this one?

100 sites of camping is a respectable size. I hope they succeed.

I remember a person who belonged to the old Hiking Naked forum saying that Avalon was becoming more of a swingers resort. I'd heard that at the place the RV was removed from but that was mostly the rumor mill according to my friend. But sometime where there is smoke there is fire so maybe in an attempt to bolster membership they went from CO to a more open sexual atmosphere? I think elsewhere the pros and cons of a resort membership have been discussed on other forums. Personally, I feel it has to do with disposable income and many have priced themselves out of the market.

Yea, $30 per day x2 at many places gets kind of silly. We used to get a room thrown in for that. On the other hand, full membership at $30 some per month is what a gym might cost, without the other amenities.

Yeah! The difference between those that run a resort for business reason and those that scale back to the necessities because they love the type of life it is.

I suspect that many people want a nice hotel room and not just a tent or RV place.  Especially if its $60 + per night for a couple.

Everyone has their own financial threshold based on what you get for the price.

We still enjoy camping. It's not the act of the camping but the location and environment. Spending time as close to nature as possible. When looking at resorts that are CO, I always check to see if there is camping. I also check maps to see the location. Urban camping is not in the spirit of camping. I can do that in my back yard.

These are the values I look for in my camping dollar.
Your expectations may differ.

I had a discussion on another forum with a gent who took his caravan (camper) to France to use their naturist campgrounds. What he pays in Euros for a naturist campground there I pay for a state park in the US. So why would I want to pay the extra money for the ability of not wearing clothes? It has been well documented here and elsewhere that it is within reason to expect enough privacy to enable one to enjoy some nude camping. I'm sure that many would consider what we do more of "glamping" or RVing but as a married couple there is a bit of compromise.

For an example; the state parks we frequent run $24 to $27 a night up to four people (adults) and electric hookup where the closest nudist place to us is $20 per person on weekdays, $30 on weekends plus an extra $10 for an electric and water hookup for the camper. In other words $50 to $70 a day compared to maybe $30 for a water front site? Now I know there is a price to pay for amenities such as a pool, hot tub etc but for my dollar give me the wilderness and I'll do my own thing.

We still tent camp and like it.

We used to rent an RV when the kids were too little but haven't rented one since the kids got old enough. Tenting rates can run from $10 to $15 a night. That's it unless you buy wood for a fire. Still that's less than $20 a night.

We may eventually move to a RV, but I don't see that happening soon.

Sometimes there are events at resorts. The heated pool, the social aspect, the sauna, volley ball and certainly hot tub, make for a very nice day. There is also, that unhindered sense of freedom, to stop into the office, the restaurant, bar, shop, and wander, without any negatives, totally accepted in skin, comfortably nude in public.

We like to wander off of property and this is better at some resorts rather than others. We often get a room at resorts, which is less hassle and packing when we want to make the most of the presented activities.

On the other hand, mood may go toward, our well documented freerange camping, which isn't in a lakeside location with lots of stealth variables. Stealth enhances fun and not. It depends on mood, duration, etc.
Where we camp is nearly always free with no one close by. It is only occasionally a social event. We are not adverse to social.

So, it depends on what we are in the mood for. A Nudestock or a Naturist Society gathering is a lot of wonderful entertainment, naked.

$30 per day for use of facilities racks up. A multiple day discount would make sense to me.

I agree with your sentiments regarding the convenience of regular resort facilities without the need to wear clothes. Being able to move around without having to scurry and dress is appealing.

A resort with nothing to offer other than the same thing I would have at a motel would not be on my preferred list. I would need something available to allow me to get outside and explore.
